...Zillow is efficient in creating mid/bottom of funnel leads. My Agents have a 5.2% close rate or 1/20 zillow leads become a closed transaction. It's worth it in my market. The one thing to keep in mind with zillow is that every zipcode is priced differently. Don't trust the salesperson on the other side of the phone or zillows ROI tool....

...FWIW Zillow is pretty transparent on this. This link breaks down how zestimate performs in different metro areas. You can see the median errors on their predictions and the percentage of homes that within X% of their zestimate. So basically 50% of homes are sold within 2% of the zestimate and about 80% of homes are sold within 5% of the zestimate....
